If you are thinking of selling your house all by yourself, get ready for some hard work but, eliminating the realtor can sent in commissions. You'll have to invest a lot of time in doing the work a realtor would ordinarily handle, which includes everything from showing and marketing your home to negotiating the final price.
Also remember you will have to deal with all the paperwork, which can be laborious and time consuming as well. Below are some important steps that you need to follow.

1. Do some market research.
Review recent sales of comparable homes in your area to get a sense of where you should price your home. Look for sale prices for homes with similar size, bedroom and bathroom count, and lot size.
With the results of your market research in hand, set a list price that reflects your objectives.
2. Set a Realistic Price
If you are selling your home without an agent, do not make the mistake of thinking your home is worth more than it really is.
Use online pricing calculator like Zillow’s Zestimate give an estimate of your home’s worth based on factors such as square footage, the number of bedrooms and bathrooms, and your home’s location.
3. Advertise
To sell your home without a broker you need to advertise your home on multiple platforms, its not like those old days where you can only put Sale sign in front of your house.
To reach more people when you are selling your home without an agent, consider signing up for the Multiple Listing Service, which real estate brokers use. It costs about $400 per year, and you can do it through websites such as EntryOnly.com, FSBO.com, Owners.com, and ForSaleByOwner.com.
4. Add Detailed Description of Your Home
While listing your house, choose good quality photos of the exterior and interior.
The listing should include all the basics, such as price, location, age of the home, and the number of rooms overall, as well as bedrooms and bathrooms. Also highlight improvements, such as a new roof or new windows etc.
5. Be Patient
Do not be frustrated or disappointed if the first open house doesn't have any good results. Change your asking price, update your marketing materials, and make sure your home is widely listed.
